The community of Evergreen was established as recently as 1999, less than 20 years after initial real estate development began at Evergreen Estates. Evergreen shares its borders with several other Calgary communities including Millrise, Bridlewood and Shawnessy. There are two separate homeowner associations that govern Evergreen and Evergreen Estates, and the areas are easily distinguished by the streets that have Evergreen in their name and those that do not. As a whole, the population of Evergreen and Evergreen Estates hovers around the 20,000 mark and over half of these residents are in the Evergreen housing market.

There is a large focus on single-family detached homes on the market and the majority of Evergreen homes are this type, however there are a number of spacious townhome and condominium properties that have been built in the area with plenty of modern upgrades. The intent has been to offer a wide choice of housing to a wide selection of buyers with different needs and wants. Evergreen has a distinctly low renting population of just over 1%. This further feeds into the establishment of close ties amongst neighbours and often makes inventory on the market low at any given time.

Also in close proximity is Shawnessy Towne Centre, which houses more than 100 shops and stores to meet any and all needs. There are a number of recreational amenities available to Evergreen home buyers ranging from the South Fish Creek Recreation Complex to the Family Leisure Centre. Golfers can visit the Shawnee Slopes Golf Course and of course the readily accessible LRT can bring you into Calgary centre for anything else you may need.

As you would expect from a heavily populated community, there are a number of designated schools serving the Evergreen area. Parents purchasing a home in the area will have a choice of Evergreen Elementary School, Woodman Junior High School and the Immersion Senior High School.
