Rosedale Housing Market
Annexed in 1907 to Calgary, the housing market of Rosedale was established in 1929. In recent years, real estate in Rosedale has undergone a change. As time passed, many of the older, half-century houses in the area have been replaced with new infills.
The boundaries of Rosedale include Crescent Road to the south, 4 Street to the east, 10 Street to the west, and 16 Avenue/TransCanada Highway to the north. Rosedale is close to downtown Calgary and the Alberta College of Art and Design (ACAD), the Southern Alberta Institute of Technology (SAIT), and the University of Calgary.
Most of the properties here are detached single-family homes but there are also condominium units and Rosedale townhouses for sale here. A wide mix of older and newer homes can be found on tree-lined streets. With 1,500 residents, the home ownership rate is around 90%. The majority of homeowners reside in semi-detached, condos or single-detached homes while several apartments are available for rent.
Rosedale Neighbourhood Amenities
Living in Rosedale offers all the benefits of a typical inner city residential community. The neighbourhood has several beautiful riverside pathways traveling through it. When you live here you’ll also be in close proximity to 250 boutiques and restaurants located in Kensington Square and there are more restaurants and stores to be found on 16 Avenue NW.
Residents can enjoy entertainment and shopping amenities at the nearby Jubilee Auditorium and North Hill Mall, respectively. Home Depot is also a stone’s throw away from Rosedale. Commuting is easy with convenient public transportation offered within Rosedale’s borders. Bow River Valley and McHugh Bluff Park, located south of the community, provide recreation and leisurely activities.
Rosedale’s inner city status has made the community a prime location due to its accessibility to main transportation routes such as 10 Street NW, Deerfoot Trail, 14 Street NW, the Trans-Canada Highway as well as its proximity to downtown Calgary.
The Rosedale Community Association offers members sporting activities such as soccer, skating, and tennis to keep everyone active and busy.
